We are seeking a dedicated and experienced Estimator to join our team and play a vital role in accurately estimating costs for residential construction projects.

Position Overview:
As an Estimator at Prime Design Homes, you will be responsible for preparing accurate and comprehensive cost estimates for residential construction projects. Your expertise in quantity takeoffs, cost analysis, and industry knowledge will contribute to the successful bidding and profitability of projects. You will collaborate closely with the project management, design, and procurement teams to ensure that estimates align with project requirements and meet client expectations.

Responsibilities:

1. Cost Estimation and Analysis:

  • Review architectural plans, specifications, and project scope to understand project requirements.
  • Perform quantity takeoffs and material quantity calculations to determine the quantities needed for construction projects.
  • Research and analyze current market prices for labor, materials, and equipment to accurately estimate costs.
  • Prepare detailed cost estimates, including labor, materials, subcontractor costs, permits, and other project-related expenses.
  • Collaborate with suppliers and subcontractors to obtain competitive pricing for materials and services.
  • Continuously update and maintain a comprehensive database of cost estimates, prices, and industry trends.

2. Bid Preparation and Documentation:

  • Develop and submit timely and competitive bids for residential construction projects.
  • Prepare comprehensive bid packages, including cost breakdowns, schedules, and proposal documentation.
  • Collaborate with the procurement team to evaluate subcontractor bids and negotiate contracts.
  • Coordinate with the project management team to ensure bid requirements are met and proposals align with project objectives.
  • Participate in pre-bid meetings and site visits to gather accurate project information and assess potential risks or challenges.

3. Collaboration and Communication:

  • Work closely with the project management, design, and procurement teams to understand project goals and specifications.
  • Collaborate with architects, engineers, and subcontractors to address cost-related queries and provide value engineering suggestions.
  • Maintain effective communication channels with stakeholders, providing regular updates on cost estimates and bid statuses.
  • Participate in project meetings to provide insights on cost implications and potential value engineering opportunities.
  • Liaise with clients during the estimation process, addressing any cost-related questions or concerns.

4. Cost Control and Analysis:

  • Monitor and analyze project costs throughout the construction phase, comparing actual costs to estimated costs.
  • Identify cost-saving opportunities and value engineering solutions without compromising quality or project requirements.
  • Collaborate with the project management team to assess and manage change orders, ensuring accurate cost adjustments.
  • Generate reports and analysis on project costs, variances, and trends, providing insights for future estimation improvements.
  • Maintain all cost data in our database as well as all selection, design, and estimating software

Requirements:

  • Bachelor’s degree in Construction Management, Quantity Surveying, or a related field (or equivalent experience).
  • Proven experience as an Estimator in the residential home building industry, with a strong understanding of construction materials, labor, and pricing.
  • Proficiency in cost estimating software and tools.
  • Excellent mathematical and analytical skills, with high attention to detail.
  • Strong knowledge of building codes, regulations, and industry best practices.
  • Ability to read and interpret architectural plans, specifications, and contract documents.
  • Effective communication and interpersonal skills to collaborate with diverse stakeholders.
  • Strong organizational and time management abilities, with the ability to meet tight deadlines.
  • Proficient in using spreadsheet software for cost calculations and analysis.
  • Valid driver’s license and willingness to travel to project sites as required.
